Before the first showing

Pre-listing inspection

Learn what may become a buyer’s concern while you still have time to plan. A pre-listing inspection helps organize repairs, documentation and conversations before your home goes on the market.

01

Get ahead of the questions

A pre-listing visit follows a general home inspection scope, but the timing serves the seller. Identifying visible defects early can help you obtain estimates and distinguish small maintenance items from conditions that need professional evaluation.

02

Create a useful repair record

Keep invoices, permits and photographs for completed work. If a repair requires specialist evaluation, retain that report as well. A general inspection is not a guarantee that a buyer will accept the property or waive their own inspection.

03

Prepare access, not a performance

Make attic and crawlspace hatches, the electrical panel, water heater and heating equipment accessible. Clear storage without covering defects. Tell the inspector about systems that are shut down or unsafe to operate, and keep pets secure.
